Preliminaries in Timber Frame

Cost of “Preliminaries”

Before starting any building project there are a significant number of things that have to be done, or arranged. An assessment carried out a few years ago within the Benfield ATT Group indicated that the time savings illustrated when using timber frame for the construction instead of masonry could possible save several thousand pounds on the ‘Preliminaries’ required for a single Self-Build two storey house of circa 180m2.

Pre-Site Set Up Costs

To start with a programme of works, related delivery and labour schedules, site induction and training and various other standard provisions normal for most construction projects. But beyond this are the specific site requirements and administration that have to be established.

Physical Site Provisions Costs

This involves, for example, the provision of an on-site office, a canteen, toilet, welfare, clothes drying and first aid facilities. These require the provision of electricity, water and possibly drainage. There are also dry storage, small goods stores, together with security fencing, lighting and site signage requirements to ensure that Health & Safety regulations are complied with. The construction programme is also likely to need scaffolding, lighting, mechanical plant, like fork lifts, cranes, and so on.

Hire Costs

While some smaller contractors may transfer such equipment between sites, or their builders yard and sites, in the majority of cases this is hired in. And it is in these ‘hire’ costs that considerable cost savings can be made when timber frame construction methods are used
