Design & Engineering |
|
To minimise interference with existing buildings, we design balconies as independent structures with posts front and back
|
|
Our standardised designs allow for a balcony platform height of up to 2.7m, with posts at min 2m and max 3m centres |
|
Engineering calculations assumed as being industry standard. If special engineering and calculations required, e.g. for
|
|
Building Control, these are priced extra at current rates. |
|
|
Door & Window Openings |
|
We generally try to avoid posts and beams crossing window and door openings, and may have short cantiliver ends
|
|
Manufacturing drawings are produced in accordance with your drawings and measurements and sent for your approval |
|
One set of changes allowed without extra charge.
|
|
|
Manufacture, Delivery and Storage |
|
After you have approved drawings, components will be manufactrured to suit drawings and a schedule of all components |
|
produced to accompany delivery. This will be to the nearest hard surface for you to unload and store on bearers off the
|
|
ground on a level hardstanding. You should provide sheeting or other protection against weather for these materials |
|

Foundations |
|
You are responsible for providing a solid foundation for the post bases, either by excavating and concreting, or by providing |
|
plinths for these to be fixed to. The galvanised post shoes need to be bolted to these bases, either with rag bolts cast into
|
|
the concrete, or by chem-fix anchor bolts drilled and set into these. |
|
|
Erection and Site Fixing |
|
Rear most posts are set off the wall/s by approximately 50mm and bolted back to the wall/s often with a spacer in
|
|
between post and wall. The same aplies to the rear ballustrade posts. |
|
Joists are cross fixed onto the beams running lengthways side to side, which have solid blocking pieces between them |
|
over the beams. The decking is fixed directly to the joists with gaps in between. |
|

|
Waterproof Deck |
|
If an impervious surface is required, then a ply underdeck, with EPDM (synthetic rubber) overlay can be fixed over the
|
|
joists and under the decking at extra cost In this case a gutter and downspout extra may be needed at the end/s to |
|
receive and discharge rain / snow run-off. |
|
|
Lead time |
|
We usually need 2 to 3 weeks from receipt of your order to send drawings for your approval, but this may be sooner.
|
|
Manufacturing will start some 2 weeks after you have approved drawings with the kit delivered a week or so later. If
|
|
erection is ordered at the same time as the 'kit', this can usually be arranged to start within a week or so of delivery
|
|
|

Payment 30% with order, 70% before manufacturing starts.
